These Terms govern your access to and use of the Lamura Locating website, services, forms, communications, and bonus offers (collectively, the “Service”). By using the Service, submitting your information, requesting assistance, or communicating with Lamura Locating or Nico, you agree to these Terms.

If you do not agree to these Terms, do not use the Service.

1. Who We Are

Lamura Locating (“Lamura,” “we,” “us,” or “our”) operates a Texas apartment locating and referral service for rental properties located in Texas. Lamura is not the owner, operator, landlord, manager, or developer of any property listed on the Service.

Nico is a licensed apartment locator in Texas. Apartment locating and certain rental referral activities in Texas are regulated by the Texas Real Estate Commission (“TREC”). TREC also requires use of the current Information About Brokerage Services (“IABS”) notice, including a completed IABS link in a readily noticeable place on the homepage of a business website. TREC’s current IABS form is IABS 1-2, effective January 1, 2026.

2. Nature of the Service

The Service allows renters to browse apartment listings and related property information, review current specials, and register with Lamura before touring or contacting a property so that Lamura may attempt to send the renter’s information to the property and preserve referral eligibility. The current site also states that users should write “Nico Nakamura / Apartment Locator” on the lease application and may receive reminder texts about that step.

Lamura does not guarantee that:

All rent, specials, concessions, lease incentives, availability, amenity information, and other listing details are supplied by third parties, may change without notice, and must be verified directly with the property before you sign a lease. The current website displays property-specific rents, specials, and bonus amounts that are inherently time-sensitive.

3. Texas-Only Scope

The Service is intended only for rental locating activity in Texas and only for Texas rental properties. You may not use the Service for non-Texas transactions.

4. No Legal, Brokerage, Credit, or Housing Guarantee

Lamura does not provide legal advice, tax advice, financial advice, insurance advice, or lending services. Lamura does not guarantee housing suitability, neighborhood conditions, school zones, safety, tenant rights, landlord compliance, unit condition, habitability, or lease terms. You are solely responsible for reviewing the lease and independently verifying all property information before signing.
